Acting for tenants

Mikimoto – New Bond St, London

Acting for this international brand on the rent review of their flagship London store, we reduced the landlord’s proposed rent increase and saved our clients in excess of £100,000 per annum.

Ted Baker – New Cathedral St, Manchester

Instead of the proposed rental increase of 32%, we negotiated and secured a nominal increase of 2% for Ted Baker on this rent review.

Acting for landlords

Mary Jane Bar – The Minories, The City, London.

During uncertain market conditions we presented an expert witness report before an independently appointed expert. Despite the lack of clear rental evidence and against market trends, we secured a 15% increase in rent for the landlords of this themed restaurant bar.

Arbitration

Caffè Nero – Charing Cross Rd, London

We negotiated a substantial saving on the proposed rent for Caffè Nero on this rent review. However, having considered the future impact of the Cross Rail development on this property and the weaker market conditions we used our expert knowledge of lease terms and pursued the case to Arbitration.

We finally obtained a rent Award providing additional savings and a recognition of the arguments that we had put forward.

Jigsaw – Whiteley’s Shopping Centre, Bayswater, London

We achieved a nil increase for Jigsaw on this rent review. The case went to Arbitration.

We won and recovered the full costs of this action for our clients.
